People call them all different names air leakage test, air tightness tests, air sealing and blower door, they all achieve the same thing a leakage rate described as “Air Changes per Hour” (ACH) or “Permeability”.

ACH works on dividing the air flow by the volume of the dwelling, is more widely used in the building and passive house industries.

Permeability works on dividing the air flow by the surface area of the dwelling and is used for BCA compliance.

Interested, what to expect during a test…

  • We will arrive at the agreed time
  • General look over the building to make sure, things will work as they should
  • Building measurement and preparation (we can use plans or measure the building, close windows, if new house make sure the drains are full of water etc.)
  • First, we will de-pressurise the building and see the potential pressure difference and approximate ACH
  • Next depends on why we are there (could be minutes to several hours);
    • Check for noticeable issues, advise on how to seal
    • Look at any temporary sealing done or required
    • Use smoke or infrared to identify leak points
  • Then, carry out official test in accordance with ATTMA standards, this will take around 30-45 minutes
  • Answer questions, chat on what to do next
  • Pack up
  • Within the next few days provide report with quantitative details regarding ACH or Permeability
