Condensation – assessment & advice

“Condensation is one of the biggest hidden risks in modern homes.”

It’s worse now than it used to be

  • Homes are more airtight
  • Insulation levels are much higher, leading to larger temperature differences between inside & outside
  • Drying potential is lower, especially with the trend to lighter colours
  • “it’ll breathe” assumptions no longer apply
  • We are renovating older homes to be more energy efficient & airtight
  • Lack of understanding how building materials perform

“Yes, I see it on my bedroom window in the morning”

Condensation occurs when warm, moist indoor air hits a cold surface, this can happen in your home where you can see it, this also occurs inside a wall or roof cavity where you can’t see it.

When that moisture can’t dry out, it will cause problems — the question is not if, but when?

Consequences;

  • Moisture, decay & long term damage to the building for owners
  • Mould, poor indoor air quality & greater health risks for occupants
  • Complaints, defects & reputational risk for builders

So, if you can see condensation inside your home or are worried about managing condensation for BCA compliance, please click “Contact Us” above to see how we can solve the problem.

When building don’t wrap your home with foil sarking, it is not permeable – dumb stuff.

BCA Volume 1, F8P1 Condensation and water vapour management & BCA Volume 2, H4P7 Condensation and water vapour management both require “Risks associated with water vapour and condensation must be managed to minimise their impact on the health of occupants.”

We don’t say it’s just ventilation problem and sell you ?, blame the builder or designer, we work out what, when & why and explain it in plain language that is easy to understand.

We can’t stop condensation occurring its physics, however we can implement strategies to reduce the likelihood of it occurring and give it somewhere to drain if it does.

Together we can develop a system that;

  • Considers the location & climate
  • Looks at how the building was built & with what materials
  • Assess any existing ventilation systems, are they operable & being used
  • Addresses internal activities & occupant behavior
